The SRS leadership team is comprised of veterans with 25+ years’ experience in the commercial and industrial (C&I) real estate information services market with a proven track record for developing industry leading products and market-making solutions.

 

In 2010 SRS pioneered new on-demand C&I building energy and sustainability performance assessment, benchmarking, underwriting and measurement and verification solutions through its Sustainable Real Estate Manager® platform. The deep experience and related expertise gained over the following years led the Connecticut Green Bank (CGB) to select SRS to implement its ground-breaking Commercial Property Assessed Clean Energy (C-PACE) statewide program.

 

On behalf of CGB, SRS drafted the program guidelines in 2012 and led a pioneering effort in 2013 to deploy the industry’s first repeatable and scalable C-PACE project origination process through the contractor channel. To effectively manage contractor outreach, education and project origination workflows, SRS developed the PACEworx™ Platform. The PACEworx™ Platform facilitates the data-intensive C-PACE program management process across the entire project life cycle – from project initiation through technical and financial underwriting, financing, commissioning and measurement and verification. This state-of-the-art platform, market tested over the past several years by leading commercial and public building energy efficiency and renewable energy investment stakeholders around the country, has proven crucial to the requirements for consistency, quality control and transparency.

 

In addition to SRS’s unique technology-enhanced tools, SRS employs a highly skilled staff who provide in-depth technical support services to C-PACE stakeholders (contractors, building owners, mortgage holders and capital providers) to ensure their project underwriting requirements are met. This winning combination of market-driven technology and skilled staff has resulted in the origination, development, optimization and technical review on hundreds of C-PACE projects valued at over $710 million – a level unmatched elsewhere in the industry.

Brian McCarter, Chief Executive Officer

Brian McCarter is the founder and CEO of SRS. Mr. McCarter guides the company’s strategic initiatives to meet the growing demand for SRS’s energy efficiency and renewable energy investment underwriting platform and related client services.  Mr. McCarter has been a leader in the commercial real estate software and due diligence information services market for over 25 years.

 

Mr. McCarter has been an influential market pioneer and leader in the energy and sustainability performance assessment and management solutions sector for the commercial and public real estate industry. McCarter has led several technology and database innovations that have advanced the energy efficiency market such as the development of SRS’s PACEworx™ Platform.  This platform has been instrumental in facilitating the industry’s first repeatable and scalable C-PACE project origination, development and underwriting process.  This methodology has supported the development of over $650 million in C-PACE projects and serves as the industry best practice.

 

Prior to founding SRS, Mr. McCarter was Executive Vice President at Environmental Data Resources, Inc. (EDR), the nation’s largest provider of environmental due diligence information for the commercial real estate industry.  At EDR he was a member of the start-up management team that pioneered the use of public environmental database information, technology-enabled data collection and digital mapping systems to create a new information services industry sector providing environmental risk information services to parties involved in the commercial real estate transaction due diligence and portfolio risk management markets. Mr. McCarter also serves as sub-committee chair of the ASTM Building Energy Performance Assessment Standard E2797-11 Task Group.

Peter Cashman, Chief Operating Officer

Peter Cashman is a founding investor in SRS and serves as Chief Operating Officer. Mr. Cashman leads SRS’s C-PACE Services Team and also maintains responsibility for contract management and compliance initiatives.

 

Mr. Cashman has been an influential leader in business and government for over 40 years.  Prior to joining SRS, Cashman was the co-founder and CEO of Environmental Data Resources, Inc. the nation’s largest provider of environmental due diligence information for the commercial real estate industry.  Prior to EDR Mr. Cashman was co-founder and president of BCA Environmental Services.

 

Mr. Cashman has also held several government leadership roles including Director, Office of Regional Operations, U.S. Environmental Protection Agency.  In addition, he served as a Connecticut State Senator, President Pro-Tem of the Connecticut Senate and Lieutenant Governor of Connecticut.

 

Mr. Cashman was previously a member of the Connecticut Clean Energy Fund advisory board, a quasi-public corporation owned by the State of Connecticut that both promotes energy conservation and invests in new energy technologies.

Anthony Buonicore, P.E., QEP - Director of Engineering

Anthony Buonicore is Chairman of SRS.  Mr. Buonicore directs all engineering and energy related technical services for SRS.  He is a Licensed professional engineer, certified QEP, past president and Fellow Member of the Air & Waste Management Association; currently Chairman of the National ASTM Building Energy Performance Assessment (BEPA) Task Group responsible for development of E2797-15, Building Energy Performance Assessment Standard; co-chair of the Performance Measurement and Benchmarking Sub-group of the Zero Energy Commercial Buildings Consortium; property due diligence professional in the commercial real estate market for more than 25 years; responsible for technical review of energy conservation measures and renewable energy systems on more than 150 projects as third party technical administrator of the Connecticut C-PACE program.

 

Mr. Buonicore served as Chief Executive Officer of Buonicore Partners, Inc., an energy risk management consulting firm and publisher of the daily energy news service, Building Energy Performance Assessment News (BEPAnews), prior to the firm being acquired by SRS.

 

Over the last 35 years, in addition to Buonicore Partners, Mr. Buonicore co-founded and successfully sold four companies, BCA Environmental Services, Chemrox, Hunter Environmental Services (HESI) and Environmental Data Resources (EDR). Hunter Environmental Services was taken public via an IPO (HESI, NASDAQ) in 1984. At HESI and EDR, Mr. Buonicore was responsible for almost two dozen acquisitions, including at EDR a successful rollup in the property information industry. EDR was sold to DMG Information (a subsidiary of the Daily Mail in London) in 1999. Mr. Buonicore has served on numerous corporate Boards, including EDR (Chairman), Trepp (Chairman), Property & Portfolio Research (Chairman), Sanborn Map Company (Director) and Landmark Information Group (Chairman).

 

Mr. Buonicore has been a leader in the energy-environmental industry since the early 1970s, serving as General Chairman of the American Institute of Chemical Engineers’ First National Conference on Energy and the Environment in 1973 and as founder and first chairman of the Air Pollution Control Association’s Energy-Environmental Interactions Technical Committee in 1974. In addition he pioneered the use of refuse-derived fuel pellets (a bio-fuel) mixed with coal in stoker-fired boilers and has written extensively on energy and environmental issues. He holds both a bachelor’s and a master’s degree in chemical engineering.

Jim Bleecker, Chief Financial Officer

Jim Bleecker is CFO of Sustainable Real Estate Solutions, Inc. (SRS). Jim has over twenty-five years experience as software and information services firm financial executive and leads SRS’s financial organization.

 

Prior to SRS, Jim was CFO of Sanborn Map Company and Vice President Finance of DMGI, both subsidiaries of the Daily Mail and General Trust plc, of London, UK (DMGT). Along with Mr. McCarter, Jim was a member of the founding management team at Environmental Data Resources, Inc. (EDR) and served as CFO from its inception through the sale of the company to DMGT in 1999.

 

Jim’s information services industry experience includes the analysis and determination of values of numerous company acquisitions for Sanborn, DMGI and EDR and the development of key analytical frameworks to measure the performance and value of these companies and their subsidiaries.

 

Prior to EDR, Mr. Bleecker was CFO of BCA Environmental Services, Inc. and was instrumental in that company’s growth and eventual sale to Cilcorp.

Gerry Tsui, Chief Technology Officer

Gerry Tsui is Chief Technology Officer of SRS.  Mr. Tsui has over twenty years’ experience as a software and information services technology executive. An Amazon AWS Certified Solutions Architect and Developer, Tsui manages SRS’s flagship platform. PACEworx™ Platform, a “Software as a Service” energy finance and technical underwriting platform enabling program administrators, building owners, contractors, capital providers and insurers to underwrite energy efficiency and renewable energy projects that yield compelling investment returns.

 

Prior to joining SRS, Mr. Tsui served as a Senior Principal Software Architect at Pitney Bowes where he collaborated with multiple business and engineering teams to address product, market and engineering requirements.

 

Prior to Pitney Bowes, Mr. Tsui was Vice President Information Technology at Environmental Data Resources, Inc. (EDR), the nation’s largest provider of environmental due diligence information for the commercial real estate industry, where he also served as a member of the Executive Committee.

 

Mr. Tsui holds an MBA with concentration in finance from University of Connecticut and a BS in Computer and Information Science from Brooklyn College.

Agostino Dell’Oso, CEM, CMVP, CDSM - Vice President, Engineering Services


Agostino Dell’Oso is Vice President, Engineering Services for SRS. In this role, Mr. Dell’Oso provides and oversees in-depth technical services to C-PACE stakeholders (contractors, building owners, mortgage holders and capital providers) to ensure project optimization and underwriting requirements are satisfied.

 

In addition, Mr. Dell’Oso supports SRS’s third-party technical administrator role for the Connecticut C-PACE program and serves as program lead for SRS’s Project Accelerator Service (PAS) offering. PAS provides C-PACE stakeholders turnkey technical support services across the entire project life cycle – from building pre-qualification through project finance closing, with the specific aim of accelerating development and underwriting of energy efficiency solutions.

 

Mr. Dell’Oso has been engaged in the energy efficiency sector for over 25 years. His career began in energy efficiency consulting responsible for energy auditing and technical assessments and progressed to development, design, and management of large-scale energy saving performance contracts (ESPC) for national and international ESCOs. Most recently, Mr. Dell’Oso served as Director of Operations for Nxegen, LLC, where he oversaw the development and implementation of customer-tailored energy management and cost-reduction strategies for commercial, industrial, and institutional customers.

 

Prior to joining Nxegen, Mr. Dell’Oso spent more than a decade with Celtic Energy, Inc. – a specialty energy consulting and quality assurance firm. As Manager of Engineering Services, he provided third-party ‘owner’s representative’ ESPC oversight services on a multitude of State, Municipal, School & University projects, as well as, ‘project facilitator’ services for U.S. Government agencies on Federal energy projects.

 

Mr. Dell’Oso is a senior member of the Association of Energy Engineers (AEE) and the Cogeneration and Power Institute (division of AEE). He holds credentials as a Certified Energy Manager (CEM), Certified Measurement & Verification Professional (CMVP), and Certified Demand-Side Management Professional (CDSM), through AEE. Mr. Dell’Oso’s educational background includes a B.T. in Energy Engineering Technology from Rochester Institute of Technology and an A.S. in Mechanical Engineering Technology from Hartford State Technical College.

Scott Dicke, Director C-PACE Programs, Virginia

Scott Dicke is the director of the Virginia C-PACE program for SRS. In this role, he collaborates with commercial and industrial building owners, property developers, contractors, C-PACE project developers, mortgage holders, and capital providers to facilitate C-PACE transactions. A member of the core SRS team that partnered with Arlington County to launch the first C-PACE program in Virginia, Mr. Dicke spends part of his time conducting outreach and educational activities to help establish new C-PACE programs across the Commonwealth.

 

A LEED-accredited professional, Mr. Dicke brings more than 15 years of experience in consulting, information services, energy services, and commercial real estate to SRS. Prior to joining SRS, he founded West Arlington Analytics, a consulting firm that helps building owners implement energy and water projects, save resources, save money, and improve building stock in Arlington and the broader Mid-Atlantic region.

 

Mr. Dicke holds a bachelor’s degree in finance and in management science from Virginia Tech and a master’s degree in applied economics from John’s Hopkins University.

Tracy Phillips, CEM, CDSM, CMVP - Director, Colorado C-PACE Program

Tracy Phillips is the Director of the Colorado C-PACE program for SRS.  As C-PACE Program Director, Mr. Phillips collaborates with contractors, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Mr. Phillips 20+ years of experience in the building energy efficiency sector includes energy audits, recommissioning, measurement and verification, master planning, energy modeling, and third-party technical reviews.  Prior to joining SRS, Mr. Phillips served as the technical lead for the Environmental Defense Fund’s Investor Confidence Project (ICP) developing a series of protocols, training resources and quality assurance methods to standardize development of energy efficiency projects.

 

Mr. Phillips is a Certified Energy Manager (CEM), Certified Demand Side Management Professional (CDSM), Certified Measurement and Verification Professional (CMVP) and holds a Master’s Degree in Physics. Phillips also serves as the Chair of the IPMVP technical advisory committee.

Theddi Chappell, CRE, MAI, FRICS, AAPI, LEED AP - Director, UTAH C-PACE Program

Theddi Wright Chappell is the Director of the Utah C-PACE program. In this role, Ms. Chappell collaborates with project developers, contractors, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Prior to joining SRS, Chappell was CEO of Sustainable Values, Inc., her own woman-owned business and a real estate consulting practice focused on valuation consulting, impact investing, and optimizing real estate returns for investors, owners, and other stakeholders. Before that she served as a national practice leader in the Green Advisory Practice of Cushman & Wakefield and as a senior managing director in the company’s Valuation & Advisory group.

 

Ms. Chappell has extensive experience in the valuation of commercial properties, with a specialization in analyzing both the costs and benefits of high performing, energy efficient properties. She is a national and international speaker and educator on the implications of green strategies on asset value.

T. William Constantino Jr., Director of EPIC Sales


Bill Constantino is Director of the Rhode Island C-PACE program for SRS.  Mr. Constantino collaborates with contractors, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Mr. Constantino’s role includes technical support to contractors, project developers and building owners in the use of SRS’s PACEworx™ Platform and related SRS software products, services and reporting tools.  These resources enable stakeholder collaboration in the project scenario development and optimization process to ensure the underwriting requirements of each stakeholder are met.  In addition, Mr. Constantino supports the project technical review, post-construction commissioning and measurement and verification activities.

 

Prior to joining SRS, Mr. Constantino’s experience included seven years as a commercial real estate software and information services technical support executive for Environmental Data Resources, Inc. (EDR).  In this role Constantino was responsible for technical support services to consultants, corporations, lenders, attorneys and government stakeholders involved in commercial real estate transaction due diligence and portfolio risk management.

Kenneth Gallagher, Manager, Technical Support Services


Ken Gallagher is Manager of Technical Support Services for SRS.  Mr. Gallagher collaborates with contractors, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Mr. Gallagher’s role includes technical support to contractors, project developers and building owners in the use of SRS’s PACEworx™ Platform and related SRS software products, services and reporting tools.  These resources enable stakeholder collaboration in the project scenario development and optimization process to ensure the underwriting requirements of each stakeholder are met.  In addition, Mr. Gallagher supports the project technical review, post-construction commissioning and measurement and verification activities.

Kenneth Herndon, Director of Application Technology

Ken Herndon is Director of Application Technology for SRS. Mr. Herndon manages the SRS product development team’s continuous improvement initiatives for its PACEworx™ Platform.  The platform has been instrumental in facilitating the industry’s first repeatable and scalable C-PACE project origination, development and underwriting process.

 

Mr. Herndon has over twenty years’ experience in the fields of application development, internet commerce and user interface design.  Prior to joining SRS, Herndon founded an online education delivery company that was a pioneer in the Internet-based distance learning market to licensed professionals. Mr. Herndon’s software application research and development experience also extends to consumer electronic devices while at Sony Corporation, where he received several patents resulting from his innovative work.

Spencer Cramer, Director and Advisor

Spencer Cramer is CEO of Ei3 Corporation. Spencer has over twenty years experience as a technology entrepreneur and is a recognized industry leader in the remote energy monitoring of complex building and manufacturing systems.

 

Mr. Cramer advises SRS’s technical team in the development of its Sustainable Real Estate Manager® platform, launched in 2007 after over 10 man-years of information technology development and market-driven functionality enhancements that currently supports properties located in over 50 countries.

 

Spencer holds several patents including a “system and method for providing virtual online engineering of a production environment.” In 2004 Spencer was awarded the “Service Provider of Excellence” by the Environmental Protection Agency (EPA) for enterprise energy consumption and cost benchmarking.

Peter Cashman, Director

Matthew Storeygard, Advisory Board

Matthew Storeygard is Director of Investments at Connecticut Innovations (CI) where he is responsible for sourcing and evaluating investment opportunities, structuring new investments and monitoring portfolio companies.

 

Matt’s extensive experience includes five years at Cross Sector Consulting, where he provided strategic consulting services including planning, financial analyses, competitive analyses and implementation strategies for a variety of clients, including health care, education, community development finance and workforce organizations. Previously, he worked at the Urban Institute, where he developed predictive models to analyze the effects of health policy legislation.

Konstantine Drakonakis, Advisory Board

Konstantine Drakonakis, P.E., is Director of the New Haven Office of LaunchCapital LLC, and has over ten years of environmental and energy technology investment and engineering consulting experience.
Prior to joining LaunchCapital, Konstantine was at Connecticut Innovations (CI), which administers the Connecticut Clean Energy Fund (CCEF).

 

As the Manager of New Technology Investments and Infrastructure Development, Konstantine managed venture stage equity investments, project finance for beta and alpha stage prototype technology projects and clean energy infrastructure development programs for the CCEF. Prior to CI Konstantine practiced as a consulting civil and environmental engineer with Milone & MacBroom, Inc.

Walter Wright, III, Advisory Board

Walter Wright, III is Managing Member of Trinity Law Group where his practice focuses on the organizational, venture financing, operational, capital and transactional requirements of entrepreneurs, start-ups, emerging and mid-sized companies and as well as representing venture capital funds in investment transactions.

 

Walter is one of the elite lawyers in New England according to Super Lawyers, a joint publication of Boston Magazine and Law & Politics. He was named to the exclusive list of Top 100 attorneys in Massachusetts and was one of only three lawyers selected in the Business/Corporate category. He is also listed in the Corporate Counsel edition of Super Lawyers as one of the “Top Attorneys in Corporate and Securities Law” across the United States.
